Understanding Internet Data Exchange (IDX) & Brokerage Reciprocity?
It is a business program where real estate brokerages grant each other permission to display their listings on each other’s web sites. Brokerages who participate in the IDX Feed can display all active listings of all participating members of the program. If a brokerage chooses not to participate, no other brokerage will be permitted to display that brokers listings. A broker can include their listings in the IDX / Broker Reciprocity database without having a web site of their own.
Seller Question: When I go on the internet, why do I see my listing on other brokerages websites? I thought your brokerage was supposed to sell my listing?
98th Meridian Answer: Advertise, Advertise, Advertise; that’s what you hired us to do and our experienced Realtors® are great at it! After you List Your Property with 98th Meridian… We advertise your listing through many different venues one of them will be sent via an IDX feed to the most popular Real Estate sites on the internet. 98th Meridian’s IDX feed also goes to Realtor.com with more than 1.4 million properties for sale attracting upwards of 3.7 million visitors each month. Other local real estate brokerages that are participating in the IDX feed will also have your listing on their site and the top online search engines like Zillow, Homes.com Trulia to mention a few. All information about your property in the feed came from our 98th Meridian Boutique Sales & Marketing Groups™ marketing efforts to cause your listing to be visible to Buyers and their Agents.
* Important Note: 98th Meridian REALTORS® have absolutely no control over what other Real Estate Brokerages or their agents input into their MLS/IDX feed regarding content/remarks, listing information or the timeliness of status updates i.e, Active, Pending, Sold data . 98th Meridian can only control the content/remarks, listing information and timeliness of updates of what our REALTORS® enter into the MLS/IDX Feed. Because the IDX feed comes directly from the Multiple Listings Service (MLS) the brokerage can choose either to import all the MLS listed properties, or none.
You can see who the Listing Brokerage is by viewing the “Listing Courtesy of…” on every page listed in the Multiple Listings Service (MLS) IDX feed. The information is for consumers’ personal, non-commercial use and may not be used for any purpose other than identifying properties which consumers may be interested in purchasing.
