If you’ve ever bought or sold a home, you’ve probably heard the term ‘curb appeal’. When it comes your landscape, have you ever wondered what projects will add the most value? A recent survey from the National Association of Landscape Professions, in conjunction with the National Association of REALTORS®, took a look at the top ten outdoor/landscape enhancements that add value to your property. The survey also measured each of these projects by how much joy it brought the homeowner—what they call the Joy Scale.
According to the report, below are a few of the top performing landscaping projects:
- A Standard Lawn Care Program. If trying to grow green grass in the Texas heat is making you wilt, you may be interested to know that bringing in some professional help can yield as much as a 3x return on your investment.
- A New Deck. If you are thinking of upgrading your deck/patio areas to increase livability and functionality you will be happy to know that you can expect to recoup more than100% of the costs. A new deck also rated a 9.7 and 9.6 respectively on the Joy Scale.
- Flowers, Trees, & Shrubs. You might be surprised what a few new plants and trees can do to change the look and feel of your home. If you plan to tackle your outdoor shrubbery, you can expect to recoup 100% of your investment in the long run.
- Adding a Pool. While adding a pool received the highest Joy Score, a perfect 10, ROI for a pool is low with only 50% of the costs projected to be recouped upon selling the home.
